But "bidding wars are not uncommon" is putting it mildly, lol. Finding a good Franklin agent is like... remember flappy bird? How ridiculously hard that seemed for something so simple? It's like navigating THAT, but with your life savings on the line. Seriously though, the point about local knowledge is key. You can't just parachute in and expect to know the nuances of each neighborhood. My agent knew the inside scoop on future developments way before they hit Zillow, and THAT was invaluable. Worth every penny (even the ones I panicked about spending during the inspection).
